1. Subject

2. Reservation and Confirmation

The reservation request is considered confirmed only after acceptance by the Host and payment of the specified deposit. Until that time, the dates remain available to other guests. The prices shown are per night, for the number of guests indicated, and include the items specified in the summary.

3. Payments

Unless otherwise specified, a deposit is required upon confirmation; the balance is due within the number of days indicated in the booking summary. Card payments are processed by third-party providers: the Host does not retain any card information. Any tourist taxes not included must be paid on-site in accordance with the regulations of the Municipality of [MUNICIPALITY].

4. Cancellations

In the event of cancellation by the guest, the following conditions apply: cancellation up to [N] days before arrival, refund of the deposit; after that deadline, the deposit is forfeited. The Host may cancel the reservation due to force majeure, refunding the full amount paid without any additional charges.

5. Check-in, Check-out, and Use of the Accommodation

Arrival and departure times are those indicated in the accommodation listing and in the booking confirmation. The accommodation may only be occupied by the number of people specified. Guests are required to use the spaces with care and to respect the neighbors’ peace and quiet; any additional rules (smoking, parties, pets) are indicated in the property listing.

6. Damage and Liability

The guest is liable for any damage caused to the property and its furnishings during the stay. The Host is not liable for the loss or theft of personal belongings, except in cases provided for by law.

7. Complaints

Any issues must be reported promptly to the Host, who undertakes to address them as quickly as possible.

8. Governing Law

This agreement is governed by Italian law. The court of [CITY] shall have jurisdiction over any dispute, without prejudice to mandatory consumer protection laws.
